I finally heard back a out my offer at 5:15 last night. That's exactly 73.5 hours after I'd made it. Waaay too long to be waiting for an answer, if you ask me. Anyway... as far as I know, the contractor was happy to accept my offer, but the developer wasn't. So they countered. For $945. NINE HUNDRED AND FORTY FIVE FUCKING DOLLARS! Yeah, I know. Don't get me started. They did offer to pay closing costs, so that's a step in the right direction, I guess. I'll keep y'all updated on the progress. THIS HOUSE WILL BE MINE!!!

You can always be cheeky and stipulate if they want you to pay that much more then they can put the snazzy fireplace in.
If you don't ask, they won't give it to you and sometimes (especially here) you find you can be happily surprised.
If they say nope, ask the contractor whether there is a special finish/tile in the bathroom etc, or something to show goodwill as $945 is rather more than you were budgeting to pay.
